Investment Thesis

BPG believes Real Estate is a tool for the long term. When working with our investors whether it's their first exposure to real estate, developer, or a long term buy and hold investor, we have one mission, to help them prepare for the future. We want to make sure you are making the best decision possible and comfortable with the asset you are investing into. When we are evaluating an opportunity, we will be looking at the four most important factors of real estate in BPG's mind:  

LOCATION: Where is the economic growth and development going

Potential APPRECIATION: Where are we seeing the largest growth year over year? Do the assets have a value add proponent to increase value over time? Whether that's increasing rents, decreasing operating expenses, or is the market rent growing organically? 

Investment Long Term: Where do we see this asset to be in the future and how is it going to perform in our portfolio. We are looking at the following: Cash Flow, appreciation, tax depreciation, and value add principals.

EXIT STRATEGY: What is our long term play? Is this an asset we are going to improve, refinance, and hold for the long term?  Is there a possibility for a large capital event with minimal effort?  And most importantly, who is our end buyer?
